    *This auction will be held live on location at the property on Thursday, 7/23/26 at 10am.

    *There is no pre-set minimum opening bid on this property.

    *The property is being sold "free and clear" of all know liens or with liens satisfied at closing.

    *Current year (2026) real estate ad valorem taxes will be prorated between the Buyer and the Seller based on actual closing date. All prior year taxes will be paid by the Seller.

    *The property is being sold "as is" with no Buyer contingencies. All due diligence by the Buyer must be performed prior to bidding.

    *To raise or "upset" the high bid from the live auction, the raising party must do so at the Pitt County Clerk of Court's Office. A minimum "upset" bid raise must be an increase of at least 5% of the current bid amount. If the bid is raised, the mandatory (10) day upset bid raise period starts over from the day of any upset bid raise. This process of raises continues until there has been a period of (10) days without an upset bid raise being filed. The (10) day upset bid raise period is (10) straight days (including weekends and holidays), however it cannot end on a weekend or holiday and will automatically extend to the next weekday. Bid raises at the Pitt County Clerk's office must be made by cash or certified funds. Current bid amount and raises will be updated on this website as we receive them, however it is the responsibility of the Bidders to get the most accurate and up-to-date information directly from the Clerk's office as the information provided to us sometimes is delayed.

    *Once the (10) day upset bid period has expired, the sales information will be filed with the Clerk for confirmation. Once the sale has been confirmed, the Buyer will have (30) days from the confirmation date to close on the property. The confirmation time period varies, but it is not a part of the (30) day closing time.

    *The Buyer will be responsible for retaining a closing attorney to represent them in the real estate closing process.
