    THIS AUCTION WILL BE HELD LIVE ON LOCATION AT THE PROPERTY AT 179 RIVER ROAD, BLOUNTS CREEK, NC AT 10:00AM on WEDNESDAY JULY 23rd, 2025.

    The property is being sold under a court order from Beaufort County, North Carolina.  A copy will be attached to this page.  

    Beaufort County Pin# 6621-65-3487  -  .77 acres  - Tax Value $217,996

    All that parcel of land in Beaufort County, State of North Carolina, as more fully described in Deed Book 816, Page 573, ID# 14-025262, being known and designed as all of Lot 22, Block 16, Subdivision of Crystal Beach Estates filed in Plat Book 16, Page 23. Together with improvements located thereon; said property being located at 97 River Road, Blounts Creek, North Carolina.

    The property will be sold "AS IS, WHERE IS", in its current condition. There are no representations of warranty relating to the title or any physical, environmental, health or safety conditions existing in, on, at, or relating to the property being offered for sale. The property is in a state of disrepair. Entry onto the premises is at your own risk and is strongly discouraged by the Commissioner. The Commissioner, the Court, the Auction Company, and any associated agents disclaim all liability for personal injury, loss, or damage sustained by anyone who enters the premises before or during the auction.

    There are no known encumbrances on the subject property, other than
    unpaid property taxes in the amounts of $505.27 for tax year 2022 and $641.94 for tax
    year 2024. Taxes will be pro-rated as of closing.  Buyers is responsible for checking for liens on the property as it is not sold free and clear of liens.  

    THE PROPERTY IS BEING SOLD “AS IS, WHERE IS” – This property is being sold in its current condition with no Buyer contingencies.     ESTATE STATUTES - The sale is subject to all North Carolina Estate General Statutes including a “(10) day upset bid raise period”, meaning that the last and final bid at the auction is recorded with the Clerk of Court for the county that the property is located in and held “open”. Anyone can contact the Clerk’s office and raise the bid during the raise period. All raises made after the close of the auction must be of at least 5% of previous recorded bid and must be made through the Clerk’s office. Each time the bid is raised, the (10) day “upset bid period” starts over. This process continues until there have been no raises. At that time, the file is sent to the Clerk for the confirmation process. Once confirmed, the high bidder will have (30) days to close on the property.

    BROKER - Country Boys Auction & Realty, Inc., its Brokers, and employees are agents for the Seller and have no dual agency representation of responsibilities. Our company will gladly work to assist buyers in any was possible within that capacity. Any agent or Broker working with a Buyer will be a Buyer's Agent and would need to be compensated by the Buyer.

    DEPOSIT - A deposit in the amount of 5% of the high bid amount is required by the high bidder immediately upon completion of the auction. Cash or check is accepted. 

    CLOSING – The balance of the sales amount will be due at closing. The Buyer will have (30) days from the time of confirmation to close on the property.

    TAXES - The property is being sold with taxes prorated as of day of closing, meaning the current year taxes will be split between the Buyer and the Seller based on the closing date; the Seller will pay all prior year’s taxes.
